Interior Home Design - Sell Your House With Home Staging

Home staging is the proven way to sell your house quicker and at a better price…even in today’s poor market. Home staging makes your house more competitive by presenting the house as “ready-to-move-in” to prospective buyer’s. And; home staging can be a way to get more organized and de-cluttered. This applies to both inside and out of the home.

Staging can be simple or more work and could require the help of a professional home stager. But; in some cases you can do it yourself if it is a simple project.

The first step is to look around each room. Bring a note pad with you if you are serious about doing this. Make notes about any problem items; such as broken doors, light switches. Yes; the ‘honey do’ type list, but it gets much more detailed as you go.

Now look inside the closets. Yes; buyers look in closets to see if there is enough room. Mark in your pad whether the closet is neat or packed and needs some thinning out.

Bathroom is the next stop. Any broken tiles, dripping faucets, etc? Also is there any areas that need to really be cleaned? Look at this as though you were buying.

The kitchen is an important area. Is it cluttered with items all over the counters? Are the cabinets messy and over flowing? Clear out the items you don’t use on a regular basis. Store them where you can get to them; but not clutter a cabinet in doing so.

Look around the living and dining rooms. Clean up as much clutter and items you don’t use daily. Clean out he display case of any items that are not “display casable”.

The garage is another place that gets cluttered very quickly. If you get a hold on it before it gets too cluttered you will be ahead of the game. If you are beyond that you may want to do a little at a time to make it easier on yourself. A cluttered garage can create an issue for buyers. You want to have the garage clear so they can determine what vehicle(s) will fit and how much room they have for their belongings.

Curb appeal is just as it sounds. An appeal of your house from the curb view. What do you see when you look at your house from the curb? Peeling pain, a broken mailbox, dead plants, etc? You will be surprised at how different the house will look once you make the effort to clean up the yard. Take a drive past your house and see what needs to be changed or repaired. And; don’t forget the back yard. This is a particular area where buyer’s like to see how they will use it – especially if they have children. So this area needs a special cleaning.

Staging is just making your home more presentable to yourself and/or prospective buyers. To make it easier on yourself; just make a list of the items that need to be fixed, repaired or cleaned and do it a little at a time.

Ask yourself this question: Would you buy a house that needed a lot of work; unless you were a handyman?

No. This sort of thing requires human input and that predictably means not free.

If your intention was to access a modern 3D modelling facility you may have trouble again. Design software is very expensive and its unlikely anyone will be giving it away…

    I live in Sacramento.
I charge $175 per hour for my time, 1st 1/2 hr free.
If I do an entire project, one I've presented a plan for, I have the budget amount. It's my responsibility to do the project for that amount so it behooves me to do it quickly, and for the least amount of $$ I can, so I get a good income.

maybe sketch and picture will explain everything :) it’s still cool for me, seeing another art or design from someone who interested to it.

    Hi there,
I've been an interior designer for 19 years.

I find that Point Click Home's "Room Finder" is one of the best and most comprehensive decorating tools that covers a variety of styles.

Point Click takes photos from a variety of decorating resources
and then breaks them down into "Select a Room" and "Select a Style"
It has hundreds of photos of completed rooms by interior designers.

Another route is to look up interior designers and look at their online portfolios for inspiration.

While many of the resources designers use are generally
very high end many of the products used today have been recreated by other manufacturers making them more affordable for homeowners.
It's a bit of leg work for you to find comparable pieces, but it is possible with a bit of research.

Good luck and congratulations on your new home!
    Best,
    Priscilla

It would depend greatly on the Designer you hire and your location.

I am an Interior Designer working in and around the Atlanta area and the going rate here is from $60 to $250+ per hour. Some Designers will charge a percentage of the items you purchase through them, and others will charge a flat fee for the job. A few other things that will affect your cost are the credentials and experience level of your Interior Designer (Some states require a degree and licensing, in other states anyone can call themselves a designer), what look or style you desire, the number of rooms you are furnishing, and also what quality level you expect.

A good ballpark if you are not changing anything structurally, and don't have existing items going into the room, to purchase everything (furniture, window treatments, accessories, rugs, lighting, etc.) is at least $10,000 per room. Obviously extremely large or small rooms would vary, as would a child's room, but this should give you a rough ballpark.

One more thing I feel I should mention, is that any self respecting Designer should do their best to stay within the budget you have set. If your current budget is small, then you can work in phases (as the budget allows) to complete each room until the house is finished. On the other hand, if your timeline for completion is short, expect to pay more.

I hope this has helped answer your question. Feel free to contact me should you have any more Interior Design related questions, as I am glad to help people understand how Interior Designers work, and to let the public know that we are not all Divas. :~)

The sims, sort of. You can create families to live in house that you can make, design, add furniture too. Although you dont have to have a family living in the house.

See it this way: If it’s written on a worldwide language it’s easier to discover videos like this, and therefore, gets more attention. :-)
